These Terms of Service govern your use of the Coastal Property Watch website and your interaction with Coastal Property Watch through this website, email, phone, text, forms, service inquiries, and related communications.

By using this website, submitting a form, requesting information, requesting services, or communicating with Coastal Property Watch, you agree to these Terms of Service.

If you do not agree to these Terms, do not use this website or submit information through it.

1. Business Identity

Coastal Property Watch is a property watch service operated as a service of Stonebridge Strategic, Inc.

Coastal Property Watch provides Property Stewardship Observation services. This means we perform authorized, non-invasive property observation visits, document obvious visible conditions, report findings to the client, and escalate concerns when appropriate and authorized.

2. Website Use

This website is provided for general informational, marketing, and service inquiry purposes.

The information on this website is not legal advice, insurance advice, emergency advice, construction advice, home inspection advice, security advice, marine survey advice, or professional trade advice.

Use of this website does not create a client relationship, service agreement, duty to inspect, duty to respond, duty to monitor, or obligation to perform services.

A client relationship begins only when Coastal Property Watch accepts the client, receives required information, confirms service availability, and enters into a written agreement or other approved service arrangement.

3. Service Requests

Submitting a website form, email, phone call, text message, or service inquiry does not guarantee service availability.

Coastal Property Watch may accept, decline, delay, modify, or cancel service requests based on:

Property location
Service area availability
Scheduling capacity
Weather conditions
Access limitations
Safety concerns
Legal restrictions
Emergency restrictions
Insurance requirements
Client authorization
Payment status
Suitability of the requested service

We are not obligated to accept every service request.

4. Property Stewardship Observation

Coastal Property Watch provides Property Stewardship Observation services.

Our services may include, depending on the service agreement:

Exterior property observation
Interior property observation when authorized
Storm readiness observation
Post-storm or post-event observation
Vendor access coordination
Photo-supported reporting
Client-directed checklist items
Client notification and escalation
Estate, seasonal, vacant, or absentee-owner property watch services

Our services are limited to the authorized scope of service and the conditions present at the time of the visit.

5. What Coastal Property Watch Does Not Provide

Unless separately licensed, contracted, insured, and authorized in writing, Coastal Property Watch does not provide:

Licensed home inspections
Security patrol
Guard services
Alarm response
Law enforcement services
Emergency response
Fire, EMS, rescue, or emergency management services
Private investigation services
Property management
Real estate brokerage
Contractor services
Plumbing, electrical, HVAC, roofing, pest, mold, landscaping, tree, debris, or repair services
Insurance adjusting
Damage assessment for insurance purposes
Code enforcement
Fire code inspections
Marine surveys
Boat mechanical inspections
Structural assessments
Mold inspections
Pest inspections
Appraisals
Legal, insurance, tax, or financial advice

Coastal Property Watch does not guarantee that a property is safe, secure, code-compliant, damage-free, leak-free, mold-free, pest-free, storm-ready, or free from hidden conditions.

6. No Guarantee Against Loss or Damage

Coastal Property Watch does not guarantee prevention of:

Theft
Vandalism
Trespassing
Fire
Flooding
Water intrusion
Storm damage
Wind damage
Mold
Pest activity
Utility failure
HVAC failure
Plumbing failure
Electrical failure
Structural issues
Hidden damage
Property deterioration
Unauthorized entry
Package theft
Landscaping issues
Dock or boat damage
Any other loss, damage, or condition

Property watch visits are periodic and limited. Conditions may occur before, during, or after a visit, between scheduled visits, outside visible areas, or in areas not included in the service agreement.

7. Client Authorization

Coastal Property Watch will only access or observe a property when authorized by the client or lawful responsible party.

Clients are responsible for providing accurate and current:

Property address
Ownership or authority information
Contact information
Emergency contacts
Access instructions
Gate codes
Lockbox information
Alarm instructions
Key instructions
Vendor information
HOA or property restrictions
Areas included or excluded from service
Photo preferences
Escalation instructions
Special hazards or property conditions

Clients must immediately notify Coastal Property Watch of changes to access codes, keys, alarms, authorized contacts, property status, ownership, hazards, or service instructions.

8. Access, Keys, Codes, and Property Information

Clients may provide access tools or instructions, including keys, lockbox codes, gate codes, alarm codes, garage instructions, vendor instructions, or other access information.

Coastal Property Watch will use access information only for authorized services. Clients are responsible for ensuring that access information is accurate, lawful, current, and permitted by any applicable HOA, landlord, property manager, tenant, owner, trust, estate, or other controlling authority.

Coastal Property Watch is not responsible for delays, missed visits, additional fees, or inability to perform service caused by incorrect keys, changed locks, inaccurate codes, alarm issues, access denial, locked gates, animals, road closures, unsafe conditions, or other access limitations.

9. Reports, Photos, and Documentation

Coastal Property Watch may create property visit reports, photographs, notes, checklists, timestamps, and other documentation.

Reports are based on limited visual observation at the time of the visit. Reports are not home inspection reports, insurance reports, security reports, police reports, code inspection reports, marine survey reports, or professional trade evaluations.

Report language such as “no obvious issue observed” means only that the assigned agent did not observe an obvious visible issue within the authorized scope during that visit. It does not mean that no issue exists.

Clients authorize Coastal Property Watch to create and retain reports, photos, and documentation related to services performed unless otherwise agreed in writing.

10. Interior Access and Private Areas

Interior property visits are performed only when authorized.

Coastal Property Watch does not search personal belongings, open private drawers, safes, medicine cabinets, files, personal containers, or excluded areas unless specifically authorized and relevant to the service plan.

Clients may identify areas that should not be entered, opened, observed, or photographed. Coastal Property Watch may decline to enter areas that appear unsafe, sensitive, outside scope, or inappropriate for service.

11. Safety and No-Entry Conditions

Safety comes first. Coastal Property Watch may refuse, delay, stop, or modify service if conditions are unsafe or potentially unsafe.

No-entry or service delay conditions may include:

Fire
Smoke
Gas odor
Floodwater
Downed power lines
Electrical hazards
Structural damage
Possible forced entry
Unknown persons inside
Aggressive animals
Hazardous materials
Severe weather
Evacuation orders
Road closures
Restricted access areas
Law enforcement, fire, EMS, utility, or emergency management activity
Unsafe stairs, decks, docks, walkways, roofs, crawlspaces, or confined areas
Any condition Coastal Property Watch determines may create unreasonable risk

Coastal Property Watch is not required to enter unsafe structures, drive through floodwater, climb roofs, enter crawlspaces, handle hazardous materials, confront persons, remove debris, or perform hazardous work.

12. Storm Services

Storm readiness and post-storm services are subject to weather, access, safety, scheduling, local restrictions, emergency orders, road conditions, flooding, utility hazards, and operational availability.

Pre-storm visits are not guaranteed once conditions become unsafe, travel is restricted, or service capacity is reached.

Post-storm visits are not guaranteed immediately after an event. Coastal Property Watch may delay visits until it is safe, lawful, and practical to access the property.

Storm services are limited to Property Stewardship Observation. Coastal Property Watch does not provide emergency response, rescue, damage mitigation, repair, water removal, debris removal, tree removal, roof inspection, insurance adjusting, structural assessment, or utility repair.

For active emergencies, clients should call 911 or the appropriate emergency service.

13. Vendor Access Coordination

When authorized, Coastal Property Watch may meet or provide access to approved vendors.

Vendor access services may include:

Meeting an authorized vendor
Unlocking and relocking approved access points
Documenting vendor arrival and departure
Taking photos of visible work areas when authorized
Reporting visit completion to the client

Coastal Property Watch does not supervise vendors, control vendor work, approve vendor quality, negotiate scope, accept liability for vendor work, sign completion documents, pay vendors, or act as a general contractor unless specifically agreed in writing and legally permitted.

Clients are responsible for selecting, hiring, paying, and managing vendors unless otherwise agreed in writing.

14. Fees, Payments, and Billing

Fees, pricing, payment terms, due dates, deposits, subscriptions, visit charges, emergency request fees, cancellation terms, and other billing matters will be stated in the applicable proposal, invoice, service agreement, or written communication.

Services may be delayed, suspended, or cancelled for nonpayment.

Additional fees may apply for:

Short-notice visits
Emergency requested visits
Storm-related visits
After-hours requests
Failed access attempts
Extended time on site
Additional photos or reporting
Vendor access visits
Travel outside standard service areas
Custom service requests
Repeat visits caused by inaccurate client information

15. Cancellations, Rescheduling, and Missed Visits

Cancellation, rescheduling, refund, and missed visit terms may be stated in the client’s service agreement, proposal, invoice, or written service plan.

Coastal Property Watch may reschedule or delay visits because of:

Severe weather
Unsafe conditions
Road closures
Emergency restrictions
Property access issues
Incorrect access information
Scheduling conflicts
Staff safety
Payment issues
Circumstances beyond company control

If a visit cannot be completed, Coastal Property Watch may document the limitation and notify the client when appropriate.

16. Communications

Clients authorize Coastal Property Watch to communicate by phone, email, text message, website forms, reports, invoices, or other reasonable communication methods.

Service-related communications may include:

Scheduling
Reports
Visit updates
Access issues
Storm notices
Billing
Urgent findings
Vendor access coordination
Service changes
Client onboarding

Clients are responsible for providing current contact information and monitoring communication channels for service updates.

17. Emergency Situations

Coastal Property Watch is not an emergency response agency.

For active emergencies, including fire, medical emergencies, crimes in progress, gas leaks, electrical hazards, flooding, rescue situations, or immediate threats to life or property, clients should call 911 or the appropriate emergency service.

Coastal Property Watch may contact emergency services if an agent observes a condition that appears to involve immediate life safety risk, fire, medical emergency, active crime, utility hazard, or other urgent condition.

18. Client Responsibilities

Clients are responsible for:

Providing lawful authorization
Providing accurate property information
Providing safe and lawful access
Updating keys, codes, and access instructions
Identifying hazards
Providing emergency contacts
Providing vendor contact information when needed
Paying fees when due
Reviewing reports
Taking action on reported concerns
Contacting licensed professionals when needed
Maintaining insurance
Maintaining the property
Complying with HOA, municipal, county, state, and federal requirements
Informing Coastal Property Watch of changes affecting service

19. Prohibited Uses

You may not use this website or Coastal Property Watch services to:

Commit fraud
Misrepresent ownership or authority
Gain unauthorized access to property
Harass, stalk, threaten, or monitor another person
Request unlawful entry
Request unlawful surveillance
Circumvent legal restrictions
Interfere with emergency services
Violate privacy rights
Violate contracts, HOA rules, leases, court orders, or applicable law
Request services for property you are not authorized to access or control

Coastal Property Watch may refuse or terminate services if misuse, misrepresentation, unlawful purpose, or safety concern is suspected.

20. Website Content and Intellectual Property

All website content, including text, layout, graphics, service descriptions, business concepts, logos, training terms, forms, and materials, is owned by or licensed to Coastal Property Watch, Stonebridge Strategic, Inc., or their respective content providers unless otherwise stated.

You may not copy, reproduce, modify, distribute, publish, sell, or use website content for commercial purposes without written permission.

Any liability, if found, shall be limited to the amount paid by the client for the specific service giving rise to the claim, unless otherwise required by law or stated in a signed written agreement.

27. Governing Law

These Terms are governed by the laws of the State of North Carolina, without regard to conflict of law principles.

Venue for disputes shall be in the appropriate state or federal court serving the county where Coastal Property Watch or Stonebridge Strategic, Inc. conducts the relevant business activity, unless otherwise required by law or stated in a signed written agreement.

28. Relationship to Written Service Agreements

These Terms apply to website use and general interactions with Coastal Property Watch.

If a client signs a separate written service agreement, proposal, statement of work, authorization form, or other written agreement, that written agreement may contain additional terms.

If there is a conflict between these Terms and a signed written service agreement, the signed written service agreement controls for the specific service covered by that agreement.

29. Changes to These Terms

Coastal Property Watch may update these Terms from time to time.

When changes are made, the effective date will be updated. Continued use of the website or services after updated Terms are posted means you accept the revised Terms.
