These Terms of Service govern your use of the Coastal Property Watch website and your interaction with Coastal Property Watch through this website, email, phone, text, forms, service inquiries, and related communications.
By using this website, submitting a form, requesting information, requesting services, or communicating with Coastal Property Watch, you agree to these Terms of Service.

Coastal Property Watch is a property watch service operated as a service of Stonebridge Strategic, Inc.
Coastal Property Watch provides Property Stewardship Observation services. This means we perform authorized, non-invasive property observation visits, document obvious visible conditions, report findings to the client, and escalate concerns when appropriate and authorized.
This website is provided for general informational, marketing, and service inquiry purposes.
The information on this website is not legal advice, insurance advice, emergency advice, construction advice, home inspection advice, security advice, marine survey advice, or professional trade advice.
Use of this website does not create a client relationship, service agreement, duty to inspect, duty to respond, duty to monitor, or obligation to perform services.
A client relationship begins only when Coastal Property Watch accepts the client, receives required information, confirms service availability, and enters into a written agreement or other approved service arrangement.

Property watch visits are periodic and limited. Conditions may occur before, during, or after a visit, between scheduled visits, outside visible areas, or in areas not included in the service agreement.
Coastal Property Watch will only access or observe a property when authorized by the client or lawful responsible party.
Clients are responsible for providing accurate and current:
Clients must immediately notify Coastal Property Watch of changes to access codes, keys, alarms, authorized contacts, property status, ownership, hazards, or service instructions.
Clients may provide access tools or instructions, including keys, lockbox codes, gate codes, alarm codes, garage instructions, vendor instructions, or other access information.
Coastal Property Watch will use access information only for authorized services. Clients are responsible for ensuring that access information is accurate, lawful, current, and permitted by any applicable HOA, landlord, property manager, tenant, owner, trust, estate, or other controlling authority.
Coastal Property Watch is not responsible for delays, missed visits, additional fees, or inability to perform service caused by incorrect keys, changed locks, inaccurate codes, alarm issues, access denial, locked gates, animals, road closures, unsafe conditions, or other access limitations.
Coastal Property Watch may create property visit reports, photographs, notes, checklists, timestamps, and other documentation.
Reports are based on limited visual observation at the time of the visit. Reports are not home inspection reports, insurance reports, security reports, police reports, code inspection reports, marine survey reports, or professional trade evaluations.
Report language such as “no obvious issue observed” means only that the assigned agent did not observe an obvious visible issue within the authorized scope during that visit. It does not mean that no issue exists.
Clients authorize Coastal Property Watch to create and retain reports, photos, and documentation related to services performed unless otherwise agreed in writing.
Interior property visits are performed only when authorized.
Coastal Property Watch does not search personal belongings, open private drawers, safes, medicine cabinets, files, personal containers, or excluded areas unless specifically authorized and relevant to the service plan.
Clients may identify areas that should not be entered, opened, observed, or photographed. Coastal Property Watch may decline to enter areas that appear unsafe, sensitive, outside scope, or inappropriate for service.
Safety comes first. Coastal Property Watch may refuse, delay, stop, or modify service if conditions are unsafe or potentially unsafe.
No-entry or service delay conditions may include:
Coastal Property Watch is not required to enter unsafe structures, drive through floodwater, climb roofs, enter crawlspaces, handle hazardous materials, confront persons, remove debris, or perform hazardous work.
Storm readiness and post-storm services are subject to weather, access, safety, scheduling, local restrictions, emergency orders, road conditions, flooding, utility hazards, and operational availability.
Pre-storm visits are not guaranteed once conditions become unsafe, travel is restricted, or service capacity is reached.
Post-storm visits are not guaranteed immediately after an event. Coastal Property Watch may delay visits until it is safe, lawful, and practical to access the property.
Storm services are limited to Property Stewardship Observation. Coastal Property Watch does not provide emergency response, rescue, damage mitigation, repair, water removal, debris removal, tree removal, roof inspection, insurance adjusting, structural assessment, or utility repair.
For active emergencies, clients should call 911 or the appropriate emergency service.
When authorized, Coastal Property Watch may meet or provide access to approved vendors.
Vendor access services may include:
Coastal Property Watch does not supervise vendors, control vendor work, approve vendor quality, negotiate scope, accept liability for vendor work, sign completion documents, pay vendors, or act as a general contractor unless specifically agreed in writing and legally permitted.
Clients are responsible for selecting, hiring, paying, and managing vendors unless otherwise agreed in writing.
Fees, pricing, payment terms, due dates, deposits, subscriptions, visit charges, emergency request fees, cancellation terms, and other billing matters will be stated in the applicable proposal, invoice, service agreement, or written communication.
Services may be delayed, suspended, or cancelled for nonpayment.

Cancellation, rescheduling, refund, and missed visit terms may be stated in the client’s service agreement, proposal, invoice, or written service plan.
Coastal Property Watch may reschedule or delay visits because of:

Clients authorize Coastal Property Watch to communicate by phone, email, text message, website forms, reports, invoices, or other reasonable communication methods.

Coastal Property Watch is not an emergency response agency.
For active emergencies, including fire, medical emergencies, crimes in progress, gas leaks, electrical hazards, flooding, rescue situations, or immediate threats to life or property, clients should call 911 or the appropriate emergency service.
Coastal Property Watch may contact emergency services if an agent observes a condition that appears to involve immediate life safety risk, fire, medical emergency, active crime, utility hazard, or other urgent condition.
